1. Agreement to Terms

These Terms and Conditions ("Terms") constitute a legally binding agreement between you ("Client," "you," or "your") and NRZ Home Services, LLC ("Company," "we," "us," or "our"), a Texas limited liability company located at 175 Alabama Ave, Lakehills, TX 78063. By requesting, scheduling, or receiving services from us, or by using our website, you agree to be bound by these Terms. If you do not agree, please do not use our services or website.

2. Services

NRZ Home Services, LLC provides residential bee hive removal, handyman, landscaping, pressure washing, roof repair, and painting services in San Antonio and surrounding areas of Texas. The scope of work for any engagement will be described in a written estimate or work order provided to you prior to the commencement of services. We reserve the right to decline or discontinue any service at our sole discretion.

Bee hive removal is subject to the additional terms set out in Section 14 (Bee Hive Removal Services), which control in the event of any conflict with the general terms in this document.

Not all services are available in all areas, according to local rules and regulations.

3. Estimates and Quotes

All quotes and estimates provided by NRZ Home Services, LLC are valid for 30 days from the date of issuance unless otherwise stated. Estimates are based on information available at the time and may be subject to adjustment upon inspection of the work site. Any additional work discovered during a project that was not included in the original estimate will require written authorization before proceeding.

4. Payment Terms

Payment is due upon completion of services unless otherwise agreed in writing.
For larger projects, we may require a deposit of up to 50% prior to commencement of work.
We accept cash, check, and major credit cards. A convenience fee may apply to credit card payments.
Invoices not paid within 30 days of the due date may accrue interest at the maximum rate permitted by Texas law.
In the event of non-payment, you agree to pay all reasonable collection costs, including attorney's fees, as permitted by Texas law.

5. Client Responsibilities

You agree to:

That you are the legal owner or authorized representative of the owner of the property and have the legal authority to authorize us and/or our agents to implement the requested work on the property.
Provide accurate and complete information about the project and property.
Ensure safe access to the work area, including securing pets and clearing obstacles.
Notify us of any known hazards, including utilities, buried lines, or structural concerns.
Obtain any required permits unless otherwise agreed in writing. (We will advise if a permit is typically required.)
Be present or authorize an agent to be present during an initial walkthrough and project completion, if requested.

6. Cancellation and Rescheduling

We understand that schedules change. We ask for at least 24 hours' notice to cancel or reschedule an appointment. Repeated cancellations without adequate notice may result in a cancellation fee or refusal of future service. In the event NRZ Home Services, LLC must cancel due to weather, emergency, or other circumstances beyond our control, we will reschedule at the earliest available opportunity at no additional cost to you.

7. Warranty and Workmanship

NRZ Home Services, LLC warrants that all services will be performed in a professional and workmanlike manner. If you are not satisfied with the quality of our work, please notify us within 7 days of project completion, and we will return to address the issue at no additional charge. This warranty does not cover:

Damage caused by client modifications, misuse, or neglect after project completion.
Pre-existing conditions or defects in materials supplied by the client.
Normal wear and tear.
Issues resulting from permits not obtained at client's direction.

Material warranties, if any, are subject to the manufacturer's terms and conditions.

8. Limitation of Liability

To the fullest extent permitted by Texas law, NRZ Home Services, LLC's total liability for any claim arising from or related to our services shall not exceed the total amount paid by you for the specific services giving rise to the claim. We are not liable for indirect, incidental, consequential, or punitive damages, loss of use, or loss of profits, even if we have been advised of the possibility of such damages.

9. Property Damage

We take great care with your property. If damage is caused by our negligence in the course of providing services, we will work with you in good faith to repair or compensate for the damage. You must report any damage within 48 hours of project completion. We are not responsible for pre-existing damage or damage resulting from client-directed actions.

10. Independent Contractor

NRZ Home Services, LLC operates as an independent contractor and not as an employee, agent, or partner of the client. Nothing in these Terms shall create an employment relationship between the parties.

11. Governing Law and Dispute Resolution

These Terms are governed by and construed in accordance with the laws of the State of Texas, without regard to its conflict of law provisions. Any dispute arising under these Terms shall be resolved in the courts of the County of Bandera, Texas, and both parties consent to the personal jurisdiction of such courts. The parties agree to attempt to resolve any dispute through good-faith negotiation before initiating formal legal proceedings.

12. Entire Agreement

These Terms, together with any written estimate or work order, constitute the entire agreement between you and NRZ Home Services, LLC regarding the subject matter hereof and supersede all prior negotiations, representations, or agreements. Any amendments must be in writing and signed by both parties.

13. Amazon Associates Program & Affiliate Disclosure

1. Affiliate Relationship and Identification

NRZ Home Services, LLC. is a participant in the Amazon Services LLC Associates Program, an affiliate advertising program designed to provide a means for sites to earn advertising fees by advertising and linking to Amazon.com or its global affiliates. In accordance with Amazon's mandatory operating requirements, please note the following statement: "As an Amazon Associate I earn from qualifying purchases."

While NRZ Home Services, LLC. primarily operates within the United States, our website is accessible worldwide. Amazon product availability, shipping permissions, regional pricing, and currency exchange rates vary dynamically based on your physical location and local jurisdiction.

All pricing, currency, and availability details displayed on the specific Amazon marketplace website (e.g., Amazon.com, Amazon.ca, Amazon.co.uk) at the time of your final checkout will govern your transaction.
NRZ Home Services, LLC. does not guarantee the real-time accuracy, completeness, or timeliness of any product data, descriptions, images, or pricing presented on our site.

3. Limitation of Liability and Third-Party Merchant Clause

NRZ Home Services, LLC. functions strictly as a referring affiliate and is not a party to any contract of sale, transaction, or customer service agreement between you and Amazon or its independent sellers. We do not manufacture, sell, store, ship, import, export, or handle any of the products promoted through our links. Consequently, NRZ Home Services, LLC. expressly disclaims any and all liability for:

Defective, damaged, hazardous, or misrepresented products purchased via Amazon.
Shipping delays, international customs holds, fulfillment errors, or customer service disputes handled by Amazon.
Any physical injury, property damage, financial loss, or legal issue resulting from your purchase or use of recommended products.

We do not warrant or guarantee that any product promoted on our site is safe, legal in your specific country, or fit for your particular purpose. You agree that all consumer claims, refunds, and complaints regarding your purchases must be directed solely to Amazon or the respective product manufacturer.

4. Intellectual Property and Trademarks

Amazon, the Amazon logo, and any regional Amazon variant marks are trademarks of Amazon.com, Inc. or its international affiliates. All other third-party product names, brands, logos, and trademarks displayed on this website belong entirely to their respective owners. 14. Bee Hive Removal Services

The following terms apply to any engagement that includes honey bee hive or swarm removal, and control in the event of a conflict with the general terms above.

a. Removal without pesticides

NRZ Home Services, LLC performs non-chemical honey bee removal. We do not apply pesticides, insecticidal dusts, foams, or other poisons at any stage of a removal, and we do not perform extermination. We are not a licensed structural pest control business, and nothing we do is offered as a pest control treatment. Where chemical treatment is the appropriate remedy, we will decline the work, and you remain free to engage a licensed Texas structural pest control applicator.

b. Relocation is not offered as a service

We remove honey bees without the use of pesticides. We do not offer, sell, quote, or warrant relocation, re-homing, or placement of a colony with a beekeeper, and nothing we say about a removal should be understood as a promise regarding what becomes of a colony after it leaves your property. Our obligation is to the method described in your written estimate — removal performed without pesticides — and not to any outcome for the colony. Nothing in these terms is a representation that a removed colony will survive.

c. Disposition of removed bees and materials

Unless otherwise agreed in writing, any colony, comb, honey, or wax removed from your property becomes ours to keep or dispose of at our discretion, and you retain no ownership interest in it. Where we transfer removed bees or material to a third party, that party is not our employee or agent, and we are not responsible for its acts or omissions.

d. Access and opening of structures

Bee removal frequently requires opening walls, ceilings, soffits, eaves, chimneys, roof decking, or other building elements in order to reach the colony and its comb. By authorizing the work, you authorize that opening. The location and extent of the opening cannot always be determined in advance, because the size and position of a colony are usually not visible from outside the structure. Cutting, drilling, and removal of finishes within the scope described in your written estimate are a necessary part of the service and are not property damage under Section 9.

e. Hidden and pre-existing conditions

Opening a structure may reveal conditions that existed before we arrived, including but not limited to water damage, wood rot, mold, termite or rodent damage, improper framing, and unmarked wiring or plumbing. We are not responsible for those conditions or for the cost of correcting them. Any work to address them is additional work under Section 3 and requires your written authorization before we proceed.

f. Extent of comb, honey, and cleanout

We remove the comb, honey, and nest material that we can reach through the authorized opening, and we clean and seal the cavity as described in your estimate. Some material may be unreachable without demolition beyond the authorized scope. Honey and wax stain surfaces and can migrate within a wall or ceiling cavity; residual staining, odor, or seepage appearing after the work is not covered by the warranty in Section 7.

g. Repairs and finish matching

Where the estimate includes closing and repairing what we opened, we will restore the structure and finish it to a reasonable match. We do not guarantee an exact match of aged paint, stain, masonry, stucco, siding, or roofing material, or of any material that is discontinued or no longer manufactured.

h. No guarantee against future bees

Removing the comb and sealing the entry point substantially reduces the chance that the same cavity is re-colonized, and where your estimate includes that sealing, the work is warranted under Section 7. We do not and cannot guarantee that bees or other insects will never nest on your property again. A structure has many potential cavities, swarming is seasonal and regional, and new colonies may arrive at any time from sources beyond our control.

i. Sting risk and site safety

Bee removal carries an inherent risk of stings to people and animals near the work area, including at some distance from it and for a period after our crew leaves, as returning foraging bees gather at the former entrance. You agree to keep yourself, other occupants, children, and pets clear of the work area and of any perimeter we identify, for as long as we direct, and to tell us in advance of any known bee or insect sting allergy affecting any occupant of the property. We are not liable for stings to persons or animals who enter or remain in an area after being asked to stay clear. Nothing on our website or said by our crew is medical advice; in a medical emergency, call 911.

j. Right to decline

We may decline or discontinue a bee removal at our sole discretion, including where the colony cannot be safely reached, where the structure is unsound, where the behavior of the colony presents an unacceptable risk to our crew, to occupants, or to neighbors, or where the work would require the application of pesticides.

k. Scheduling and response times

Any response or arrival time we describe, including for swarm calls, is a target based on crew availability and is not a contractual commitment. Bee removal is seasonal, and demand is heavily concentrated in the spring.

l. Descriptive materials

Descriptions of our bee removal service on our website or in our marketing materials are general descriptions of the service. They are not offers, warranties, or contract terms. Your written estimate or work order, together with these Terms, governs the work we perform.
